Commercial Property Maintenance Checklist for Northern Minnesota
A simple recurring checklist helps small commercial properties stay ahead of appearance issues, seasonal problems and the small tasks that otherwise pile up.
Monthly exterior walk-around
- Check entry doors, visible hardware and weather seals.
- Look for litter, loose debris and trip hazards around customer paths.
- Review exterior lighting visually and route electrical failures to a licensed contractor.
- Check dumpster and service areas for loose debris or staining.
- Document damaged signs, railings, fencing or exterior finishes for repair planning.
Grounds and warm-season work
- Set a mowing and trimming cadence based on growth and occupancy.
- Keep grass clippings and leaves out of streets and storm drains.
- Schedule spring and fall cleanup before peak leaf or snow seasons.
- Separate ordinary mowing from pesticide or fertilizer applications that require Minnesota credentials.
Winter planning
- Define snow trigger depth, priority entrances and accessible routes before the first storm.
- Choose snow-storage locations that do not block sight lines, hydrants or drainage.
- Decide whether deicer is included and where it should be used.
- Keep contact information current for after-hours storm decisions.
Interior/common-area punch lists
- Bundle minor hardware, furniture, appearance and assembly tasks into recurring visits.
- Route electrical, plumbing, fire/life-safety and other regulated systems to the proper contractor.
- Use completion photos for remote managers and owners.

- Properties and exact service areas
- Included tasks and excluded tasks
- Visit frequency or weather triggers
- Material, disposal and travel charges
- Communication and photo-reporting expectations
- Emergency and extraordinary-weather procedures
